BDF FUND, LLC Fund Stone Wall

The Six Courses of BDF FUND, LLC

BDF FUND, LLC pools patient capital for small Utah operators and property owners. Subscription documents, quarterly allocations, side-pocket accounting and audit trails are laid stone by stone, so that each line holds and each quarter counts.

SERVICE 01

Subscription and Onboarding

Every partnership with BDF FUND, LLC begins at the subscription desk. We prepare the full packet of documents, confirm the legal entity and the signer authority, review the source of funds, and issue wire instructions that match the receiving bank letter word for word. A new partner never has to guess which form is current, because we send one dated set and mark it plainly.

Once the signed documents arrive, we record the commitment in the partner register, confirm the incoming wire against the subscription amount, and issue a written acceptance. The onboarding file is indexed from day one, which means the audit trail for that partner already exists before the first allocation is ever run.

SERVICE 02

Quarterly Allocations

Income and expense are allocated across the pool on a fixed calendar. BDF FUND, LLC calculates each partner share from the commitment and the days invested, then holds the result against the cash account until the two agree to the cent. Only then do we release the figures to the register and to the statements.

The calendar is published in advance, so partners know when the allocation runs and when the statement follows. Adjustments are rare, and when one is needed it is documented with the reason, the date and the approving signature. A quarter that closes cleanly is worth more than a quarter that closes fast.

SERVICE 03

Side-Pocket Accounting

Some holdings move slowly. A property under repair, a note that is being restructured, or an asset waiting on a permit does not belong in the same line as liquid cash. BDF FUND, LLC sets these holdings into a separately marked side pocket so the main pool never reads richer than it truly is.

Each side pocket carries its own balance, its own valuation notes and its own history. Partners see the side pocket called out on every statement, with the original cost, the current carrying value and the reason it remains set apart. When a side pocket resolves, the proceeds return to the main line and the event is recorded on the wall.

SERVICE 04

Investor Reporting

Reporting is where the wall is read. Each quarter, BDF FUND, LLC issues a plain statement covering contributions, withdrawals, allocations, fees, side-pocket balances and the ending interest for the period. Every total traces back to a source document that we can produce on request.

We write in direct language and avoid buried footnotes. If a partner wants the detail behind a number, we walk them through the worksheet that produced it. Annual packages add a full schedule of activity and a reconciliation to the books, so a partner can follow the year from the first subscription to the final allocation without help.

SERVICE 05

Audit Trail Preparation

An audit should never be a surprise. BDF FUND, LLC assembles the evidence as the year moves, not after it ends. Signed consents, bank confirmations, allocation worksheets, valuation notes and correspondence are filed under a single index that an examiner can follow from cover to cover.

Each entry carries a date, a description and a location. When outside accountants or examiners request records, we deliver a complete, ordered set rather than a handful of loose papers. This discipline protects the partners, protects the operator relationships and keeps the fund ready for review at any time of year.

SERVICE 06

Redemption and Transfers

Exits and assignments are handled with the same care as entries. A partner submits a written request, we confirm the notice period against the operating agreement, and we test the request against current pool liquidity. When all three conditions clear, we process the redemption and document every step.

Transfers of interest follow a similar path: we verify the receiving party, review the assignment language, obtain the required consents, and update the register. The remaining partners are kept whole, and the change is recorded on the wall so that the history stays unbroken from the first stone to the last.

How the Work Moves

These six services are not separate desks. They are courses in one wall, and each one supports the next. The process below is the order in which a typical partnership with BDF FUND, LLC unfolds.

  1. An operator or investor makes contact and we open a file with the basic facts.
  2. We issue a dated subscription packet and confirm entity and signer details.
  3. The commitment is recorded and the incoming wire is verified against the amount.
  4. The first quarterly allocation runs on the published calendar and is checked to cash.
  5. Statements and schedules are issued, and side pockets are called out clearly.
  6. The audit index is updated continuously so records are always review ready.
  7. Redemptions and transfers are processed only when notice and liquidity agree.
  8. The register is closed for the quarter and the wall is read end to end.
